    • Visitors & Pets – Friends and pets are always welcome at Pelican Shores, whereas retirement villages may have restrictions on guests and pet ownership.

    • No Exit Fees – Pelican Shores has no Deferred Management Fees (DMFs) or Exit Fees, while some retirement villages charge up to 40% in fees when you sell your home.

  • Yes, at Pelican Shores, you will own your home. The land your home sits on is leased to you under a secure agreement, with site fees paid fortnightly. This model allows you to enjoy homeownership while benefiting from a low-maintenance lifestyle in a vibrant community.

  • Absolutely. All homes at Pelican Shores come with a one year non-structural warranty and 6 years structural warranty.

  • Your site fees will be detailed in your residential site agreement. These fees cover the lease of the land and contribute to the management and maintenance of the community.

    If you receive income support payments, you may be eligible for rent assistance from Centrelink, which can help reduce the amount you pay each fortnight.

  • To find out what your entitlements are you can visit the website www.humanservices.gov.au or you can visit or call your nearest Centrelink for information.

  • There are no council rates or owner’s corporation fees payable at Pelican Shores

  • All homes have their own meters so you are responsible for paying your own utilities including electricity and water.

  • All residents are responsible for their home maintenance including repairs and replacement of fixtures, fittings and appliances outside normal warranties.  

  • Yes, Leopold is less then 5 minutes awat with doctors, dentists and pharmacies. A range of specialists can also be found in Geelong which is less then 10 minutes away

  • Pets are very welcome at Pelican Shores as long as prior management consent is given. We are also mindful of those who choose not to own pets so we provide a list of basic rules for pet owners to make sure all homeowners’ rights are respected.

  • We understand that boats and caravans can take up carport space and therefore we have a dedicated area for caravan, boat or trailer storage. There are fees associated with the use of the storage area and space is limited.
